As President & CEO of Elmhurst, Bill Hunt leads with a calm, long-view approach to growth. He balances disciplined investment decisions with a deep sense of responsibility to Pittsburgh’s neighborhoods, institutions, and business community. Under his leadership, Elmhurst focuses on creating enduring value—thoughtfully positioning each asset, relationship, and partnership to benefit both investors and the region. Bill’s steady presence, curiosity, and trust-first leadership style set the tone for Elmhurst’s culture of quiet strength.

Professional Journey

Bill has guided Elmhurst into one of Pittsburgh’s leading privately held real estate investment firms. The company’s portfolio spans more than three and a half million square feet of office, flex, distribution, and hotel space across the region, including well-known properties such as the RAND Building, Schenley Place, 912 Fort Duquesne Boulevard, Airside Business Park, and the DoubleTree hotels in downtown Pittsburgh and Cranberry Township.

Beyond real estate, he led Elmhurst’s ownership and growth of ADS Security, a Nashville-based company that expanded into seventeen locations across the southeastern United States before its sale to Vector Security in 2019. Bill’s leadership has been recognized across the industry: he was a finalist for Ernst & Young’s Entrepreneur of the Year and has served for decades in NAIOP, including as National Chair in 2012 and as a Hall of Fame inductee for the Pittsburgh Chapter.

Bill’s board service reflects his conviction that private investment and civic institutions can work in tandem to strengthen cities. He serves as a board member of the Carnegie Museums of Pittsburgh, Riverlife, the Strategic Investment Fund, and the Regional Industrial Development Corporation of Southwestern Pennsylvania. His prior leadership roles include board and chair positions with the Pittsburgh Cultural Trust, The Pittsburgh Foundation, Pittsburgh Downtown Partnership, and multiple industry and regional economic development organizations. A graduate of Duke University with a degree in Political Science, Bill is proud to live and work in Pittsburgh, where his family remains deeply connected to the city’s future—his son Justin serving as Elmhurst’s Director of Investor Relations & Acquisitions and his son Russell working for First National Bank.

Away from the boardroom, Bill’s greatest source of pride isn’t a project or a deal—it’s his sons, Russell and Justin. Their deep bond and shared commitment to building their lives in Pittsburgh reflects the values Bill holds closest. Russell, a commercial banker at FNB, and Justin, who carries forward Elmhurst’s 52-year legacy as the next-generation bridge within the firm, both embody a dedication to their hometown that mirrors Bill’s own. For Bill, it all comes back to family—what endures, what matters, and what’s worth investing in. The city they all call home is simply the backdrop to a much bigger story: one of continuity, connection, and a future shaped together.

Seeing Cities from the Saddle

Bill and his wife Janet spend much of their free time outdoors, whether biking and hiking around Western Pennsylvania or joining Backroads cycling trips in places like Germany, Croatia, the Netherlands, Austria, and Oregon’s Willamette Valley. Those miles on the trail and road give him a different vantage point on landscapes, neighborhoods, and how people actually experience place. It’s a perspective that reinforces Elmhurst’s commitment to building environments that work for everyday life—not just on paper.

Adventure, Art, and a Sense of Play

From skiing trips with fellow real estate executives to rappelling down cliffs in Moab and recent travels through Jordan, Vietnam, Cambodia, and India, Bill approaches new experiences with a mix of curiosity and humility. He and Janet also enjoy collecting paintings—often abstract landscapes that echo his love of both structure and openness—and he writes essays, travel journals, and even a few full-length plays he jokes may one day make it to Broadway. Whether cheering on Duke basketball or enduring another Pirates season, Bill brings that same sense of optimism and endurance back to Elmhurst’s work: stay engaged, keep learning, and keep investing in what matters over the long run.
