Brockway Commerce Center

Brockway Commerce Center converts a long-dormant brownfield in Washington, Pennsylvania into a modern industrial campus with convenient access to both I-70 (east–west) and I-79 (north–south). Developed in partnership with Crossgates and PenTrust, it was one of the first projects of its type delivered in this Washington County corridor in many years.

By navigating environmental complexity, aligning local land expertise with institutional capital, and securing Lighthouse Electric as a full-campus tenant before completion, Elmhurst demonstrated how disciplined execution and strong partnerships can reposition a legacy industrial site for contemporary distribution and manufacturing use.

Fifth & Craig: The RAND Building

Fifth & Craig is a cornerstone Oakland office asset at the intersection of Pittsburgh’s research, medical and technology district, home to RAND and CMU’s Software Engineering Institute.

Developed and operated in close collaboration with the University of Pittsburgh and PenTrust, it demonstrates Elmhurst’s ability to assemble complex sites, secure institutional anchors, and steward them for long-term, innovation-driven value.

3500 Technology Drive: BPMI

BPMI is a 269,000-square-foot, purpose-built engineering campus in Monroeville, delivered through three phases for a national security tenant. Working in partnership with PenTrust, Elmhurst developed and expanded a highly specialized facility for Bechtel, a major government contractor and one of the world's largest private companies.

The result is a mission-critical asset that shows how disciplined capital, experienced construction management, and long-term partnerships can deliver complex projects at scale.
